Phases
1. START-UP PHASE- Search for Land
Analyse and select land which meets the requirements established by the partner.
Produce a report on the viability of development of the shortlisted plots, taking into account the location of competitors.
Assist the partner in the purchase of land and the drafting of the contract.
- Conceptualisation of the Project
Prepare a document summarising the potential of the Project, from the architectural, technical, commercial and financial points of view.
Including: report, plans, tables of areas by types and uses, commercial concept and mix, cost and revenue structures.
Analysis of the financial viability.
- Positioning of the Project
Analyse the market, establish the commercial concept and mix, the commercialisation rates and estimated revenues.
Prepare the Pre-commercialisation dossier, at Master Plan level.
Anchor-Tenant Check. Check the interest of major operators.
- Search for Land
2. PROMOTION PHASE- Pre-commercialisation
Financial and legal negotiation with major operators.
Reassess the general parameters of the Project: leasing plan and sizes, location and distribution of operators.
Signing of Leasing Promises or Head of Terms with majors operators.
- Technical-commercial management
Along with the partner, establish the aims of the project and take on the management and responsibility for their fulfilment.
Assist the partner in the selection and contracting of all the parties participating in the Project (henceforth, Project Team).
Leadership and motivation of the Project Team, representing the partner.
- Commercialisation
Drafting and follow-up of the Project´s Commercialisation Plan through to inauguration.
Coordinate the commercialisation tools: Commercialisation dossier and others.
Comercial and legal negotiation with operators. Sign leasing contracts with the rest of the operators.
- Marketing
Analyse the market and competition.
Positioning the Project, its commercial name and logo in the market. Prepare dossiers and other commercial tools.
Prepare the launch and promotion campaigns. Organise the inauguration event.
- Town planning and management of permits
Develop and manage the planning precepts.
Negociate and sign agreements with official bodies
Manage licences (including commercial license), permits and service connections. Recovery of bonds.
- Legal
Advise and create the legal personality for the development of the Project. Take out insurance.
Draft Head of Terms, leasing, service provision and construction contracts.
Prepare land sale, creation of mortgage, and new works and horizontal division deeds.
- Economic-financial
Prepare financial, analytical and deviations accountancy.
Manage credits with banks.
Draw up annual accounts and monitoring of audit work.
- Project Management
With the technical-commercial management, establish the objectives of the Project and take on management and responsibility for their fulfilment.
Assist the technical-commercial management in the selection and hiring of the Project Team hierarchically and functionally dependent on it.
Leadership and motivation of the aforementioned Project Team, representing the technical-commercial management.
- Arquitecture and engineering
Prepare Technical-Real Estate Projects.
Prepare Basic, Execution and Activity Projects.
Provide obligatory management services.
- Coordination of operators
Coordinate and supervise the Projects of private works, for harmonization with the whole and to analyse their impact on the building.
Oversee the obtainment of operator´s permits.
Coordinate and supervise private works.
- Pre-commercialisation
3. OPERATION PHASE- Real estate and asset management
Asset management coordination and supervision: hiring of manager, contracting of services, maintenance, security, cleaning, insurance, organise events,…
Create the owner´s association and draw up its governing regulations.
Facility management coordination and supervision: billing of rents, meetings, annual report, insurance policy, conservation of assets.
- Sale of the Project
Prepare and execute the information memorandum (sale dossier).
Maximise returns for the owners through a structured process of sale of the assets.
Identify and negociate with interested investors. Assist the clients in the sale of the Project and in the signing of the contract.
