With this new business line, Riofisa has decided to offer its know-how to companies not related to the group, providing consulting services specialized in real estate development and management.

The Development Management services consist of the application of knowledge, skills and work methodology, developed by Riofisa professionals throughout years of experience, which are required to implement and optimize real estate projects in any stage.

These services include the whole value chain of the development process: market research, town planning management and building permits, conceptual design and Execution Project, Project Management and Construction Management, economic-financial studies of the project, leasing, marketing and advertising, asset management and sale of the project.

In Spain, we advise local investors seeking new investment opportunities and developing real estate projects - some of them in difficult situations or situations where projects are blocked - as well as those investors who enter the Spanish market due to the opportunities generated in the current context.

Moreover, for nearly two years now we have been expanding our field of action to Brazil. In this case, our goal is to accompany a large group of Spanish investors who want to do business there, attracted by the huge expectations and the brilliant results that have been obtained. Providing Development Management services, Riofisa has created investment opportunities in Sao Paulo and other Brazilian states, and is currently involved in the process of gathering investors to undertake such projects.

We also provide Asset Management services; it is an activity which we have performed for our assets since the company was founded. The ultimate goal  is to maximize asset value by employing all the means at our disposal.

The four main pillars on which we rely to achieve this are:

  • Strategic Management: It starts with a detailed analysis of the asset and the development of a Business Plan. Includes undertaking retrofit and/or developing extensions.
  • Property Management: It includes the exploitation, maintenance and management of the asset.
  • Wealth Management: It includes the correct management of leasing contracts, billing and collection, to optimize the return on assets.
  • Business Management: In order to obtain a progressive improvement of the existing contracts, exhaustive monitoring of the state and duration of the contracts in force is carried out and a renovations plan is drawn up. Lease aims and the detailed configuration of surface areas and rents are defined.
